The preliminary plat does <br />not comply with the City of Paris subdivision regulations based on the items listed below. <br /> <br />I. Provide a contact person and address for property owner. <br />2. Add "May 2006" to the Title Block. <br />3. Show the existing subdivision as "The Hills Phase IV". <br />4. Provide the lot and block information in the title block (Block K, Lots 5-14). <br />5. Show the proposed zoning for the lots. <br />6. Change the sewer line between lots 5 and 6 to eight inch diameter pipe. <br />7. Show the existing and proposed Right-of-Way (ROW) and street widths for all roadways. <br />Estate streets shall have a minimum ROW of 60-feet. If the drainage ditches exceed 18- <br />inches in depth additional ROW may be required. <br />8. Show all trees over 19-inches in diameter. Label the ones that will be removed. <br />9. Show all of the proposed drainage ways or areas that will be used to drain the <br />subdivision. These will need to be at least concrete lined. <br />] O. Provide a name for the estate street. <br />] I. Provide a revised master plat. <br />] 2. Show all of the existing fire hydrants. One more fire hydrant may be required. <br />] 3. Change the zoning for lots 5-] 3 to SF-] and the zoning for lot] 4 to SF-2 in the general <br />notes. Change the setbacks to meet the zoning requirements. <br />] 4. Submit construction plans for the subdivision to the City of Paris Engineering <br />Department for review. <br /> <br />I recommend denial of the preliminary plat based on the above items. <br /> <br />cc: Tony N.
