It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exception. <br /> <br />1. Dedicate a five-foot utility easement along Cherry Street. <br />2. Remove the 25- foot building line from Cherry Street and show a 13- foot side yard <br />setback. The l3-foot side-yard setback from Cherry St. has been established by the <br />existing house on 4th Street N.W. The houses on both lots shall front NW 3rd Street. <br /> <br />I recommend approval of the preliminary plat upon completion of the above items. <br /> <br />cc: Tony N.
