Wright, Director of Community Development pJ <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Site Plan for Coplin Square <br /> <br />DATE: <br /> <br />February 28, 2007 <br /> <br />I have reviewed the site plan of the above-subject property and have found the following <br />issues that must be addressed: <br /> <br />1. Show the location and width of all easements. <br />2. Show the exact distance the proposed building will be from the platted lot lines. <br />Setback requirements are determined by the zoning of the adjacent property, and the <br />requirements of the more stringent district rule; therefore, the rear setback of the <br />property must conform with the setback requirements for the SF-2 zoning district <br />adjacent to the south property line, which is 10 feet. The site plan shows the building <br />being 4 feet from the rear property line. <br />3. Parking lot: <br />a. Show the location of the fire lane. <br />b. Show the location of the off-street loading space. The space must be a <br />minimum of 10 feet by 25 feet. <br />c. Show the location of the trash receptacles. The large "X" shown near the <br />southwest corner appears to be a receptacle; however, the Legend indicates <br />that "X" is a traffic box. This needs to be clarified. <br />d. Provide a pavement design report indicating the materials to be used and the <br />proposed pavement widths. <br />4. Show the location of proposed exterior lighting, including heights of poles and size <br />and number of fixtures. <br />5. Show the location and dimensions of the proposed signage for the development. <br />6. Include a table with the following general information: <br />a. Total land area in square feet <br />b. Total building area in square feet <br />c.
