Lease agreement between the Red River Valley Fair <br />Association, Inc., herein called Lessor and Betty <br />Bridgers herein called Lessee, is executed this lst day <br />of June 2007, and consists of the following. <br />1. The area considered in this lease is confined to the <br />area described by Lessor as kitchen area constructed <br />within the structure known as Big Time Bingo on the <br />fairgrounds. <br />2. Lessee is responsible to Lessor for: <br />A. Keeping leased area clean at all times to the <br />satisfaction of Lessor. <br />B. To keep any use of utilities, supplies by <br />Lessor, to minimum cost, such as electric and water. <br />C. Lessee required to operate all items in a safe <br />manner at all times. <br />D. Lessee must meet all rules and regulations <br />pertaining to food concession as so listed in any and all <br />ordinances required by the City of Paris and the State of <br />Texas. <br />E. Lessee and lessee's employees will be well- <br />groomed, clean, dressed appropriately, and polite. <br />F. Area described will not be sub-leased to anyone. <br />G. Lessee will operate kitchen/concession area the <br />same hours that Bingo is operating. <br />3. The Lessee, at Lessee's expense, shall maintain a <br />comprehensive general liability insurance policy on the <br />described premises in an amount of at least $500,000.00 <br />combined single limits and shall name the Lessor and the <br />City of Paris as additional insured on said policy. <br />Lessee shall provide Lessor with a certificate of <br />insurance providing for thirty (30) days advance notice <br />of cancellation. <br />4. Lessee may terminate lease agreement with thirty days <br />advance notice, in writing, to Lessor of termination <br />date. <br />5. Lessee with signing of lease agreement, agrees to <br />indemnify, keep and hold harmless Lessor from and against <br />any and all demands, debts, liabilities, claims, etc., <br />for damages or injuries to persons and/or property <br />occurring on leased property. <br />6. Lessor responsible to Lessee for: <br />A. A11 utilities as needed to operate properly, <br />consisting of water, electricity, and gas for <br />kitchen/concession area. <br />B. Maintaining a clean building inside and outside. <br />C. Proper place to dispose of trash. <br />EXHIBIT ~.. <br />
