Wright, Director of Community Development <br />Shawn Napier, City Engineer / Director of Public Works <br /> <br />SUBJECT: Site Plan for Larry and Denise Dority Office Suites <br /> <br />DATE: August 6, 2007 <br /> <br />We have reviewed the site plan ofthe above-subject property and have found the following <br />issues that must be addressed: <br /> <br />1. The location of the dumpster pads is a concern because, depending on the size of the <br />dumpster, the truck will not have adequate access without blocking a City street. <br />2. Indicate the width of the street rights-of-way on the site plan. <br />3. One protected tree is being removed; therefore, one tree will need to be planted. We <br />recommend a 10 gallon, 6 foot tree. <br />4. The site plan states that the property is not located in a flood plain; however, the <br />Flood Insurance Rate Maps show the that the property is located in a 100 year flood <br />plain; therefore, the site plan will need to be amended to correct this. Despite this, <br />the finished floor elevation of the structures is above the required level. <br />5. Section 10-104 of Zoning Ordinance No. 1710 requires a minimum 10' x 25' off- <br />street loading area for all retail, commercial, and industrial structures. There is no <br />loading zone indicated on the site plan. <br />6. Indicate the size and location of any proposed ground or pole signs, if known. <br /> <br />With the exceptions listed above, the site plan contains all of the minimum required elements <br />to satisfy the City of Paris site plan requirements. <br /> <br />/lw <br /> <br />cc: Ernie Clark, Interim City Manager <br />Reeves Hayter, Hayter Engineering <br />
