Cox 5urvey, Abstract No. 164, and the Joseph Leach Survey, <br />Abstract No. 524, in the City of Paris, Lamar County, Texas; being all of Lot 1, City of Paris Block 350; and <br />being all of that certain iract of land described as Tract 1 in deed dated January 14, 1983, to James L. Clifford, <br />et ux, recorded in Volume 653, Page 216 of the Lamar County Deed Records (L.C.D.R.), said 72.86 acre tract <br />of ]and is more particularly described by metes and bounds as follows (all bearings cited herein are based on <br />the Texas Coordinate System); <br />BEGINNING at a 3/8-inch iron rod found in the south right-of-way line.of Jefferson Road/Farm Road 1507 <br />(80' wide per Vol. 315, Pgs. 592 & 596 and Vol. 316, Pgs. 289 & 290, L.C.D.R.), in the west boundary line of <br />the residue of thai certain tratt of land described in deed dated August, 15, 1952, to Paris Junior College <br />District, recorded in Vol. 334, Pg. 288, L.C.D.R., for the most northerly northeast corner of the herein <br />described tract; <br />THENCE South 01 deg. 13 min. 02 sec. East, along the west boundary line of said Paris Junior <br />College District residue tract, a distance of 937.01 feet to a 3/8-incb iron rod found for the southwest <br />comer of said Paris Junior College District residue tract; <br />2.)
