<br />0.6597 Acres of Land out of the Abe Enns Property
<br />Located in the B. F. Bourland Survey, Abstract No. 70
<br />In the City of Paris, Lamar County, Texas
<br />Being a 0.6597 acre tract of land located in the B. F. Bourland Survey, Abstract No. 70, in the City of
<br />Paris, Lamar County, Texas; being out of and part of that certain 4.751 acre tract of land described in
<br />deed dated April 13, 2007 to Abraham B. Enns, et ux, recorded in Vol. 1877, Pg. 38 of the Lamaz County
<br />Official Public Records (L.C.O.P.R.), said 0.6597 acre tract of land is more particularly described by
<br />metes and bounds as follows (all bearings cited herein are based on South 03 degrees 56 minutes 37
<br />seconds West along the most northerly east boundary line of said Enns tract per Vol. 1877, Pg. 38,
<br />L.C.O.P.R.):
<br />BEGINNING at a nail found in County Road 31300, the south right-of-way line of Farm Road 79 (width
<br />varies per Vol. 272, Pg. 137 and Vol. 273, Pg. 162 of the Lamar County Deed Records [L.C.D.R.]) and
<br />the east boundary line of that certain tract of land described in deed dated February 1998, to Ramona C.
<br />Sims, recorded in Vol. 855, Pg. 3] 2 of the Lamaz County Real Property Records (L.C.R.P.R.) for the
<br />northwest comer of said 4.751 acre Enns tract and the herein described tract;
<br />t.) THENCE along the south right-of-way line of Farm Road 79 and the north boundary line of said
<br />Enns tract as follows: South 70 deg. 16 min. 24 sec. East, a distance of 11.67 feet to a 1/2-inch
<br />iron rod with cap set for an angle point; South 83 deg. 49 min. 24 sec. East, a distance of 114.35
<br />feet to a 1/2-inch iron rod with cap found for the most easterly northeast eorner of said Enns tract
<br />and the northwest corner of that certain tract of land described in deed dated July 16, 1999, to
<br />Marshall Sugg, recorded in Vol. 895, Pg. 92, L.C.R.P.R.;
<br />2.) THENCE South 03 deg. 56 min. 37 sec. West, along the east boundary line of said Enns tract and
<br />the west boundary line of said Sugg tract, a distance of 225.00 feet to a set 1/2-inch iron rod with
<br />cap;
<br />3.) THENCE North 82 deg. 41 min. 49 sec. West, a distance of 131.43 feet to a nail set in County
<br />Road 31300, the west boundary line of said Enns tract, and the east boundary line of that certain
<br />tract of land described in Affidavit of Heirship to Danny Myles, recorded in Vol. 1464, Pg. 208,
<br />L.C.O.P.R.;
<br />4.) THENCE North OS deg. 23 min. 57 sec. East, along the center of County Road 31300, the east
<br />boundary line of said Myles tra.ct, and the west boundary line of said Enns tract, passing the
<br />southeast corner of said Sims tract, and continuing along the east boundary line of said Sims tract,
<br />a total distance of 225.00 feet to the POINT OF BEGINNING and containing 0.6597 acre of land.
