POLICY ISSUE(S): Plat Approval BACKGROUND: This is the master and preliminary plat for the existing trailer park located in the 3700 Block of Pine Mill Road between the back entrance to Wal-Mart and the Hampton Inn hotel. The Master Plan shows that water and sewer lines will be extended from Chisum Square north through this development. The preliminary plat is for the northeast %2 acre corner of the property. Off site easements will be needed along with the final plat of the northeast corner lot to extend water and sewer to the property. Acceptance of off-site easements is done concurrently with the final plat. The developer has requested a variance for the construction of curb and gutter along Pine Mill Road. I recommend that the variance be denied. Curb and gutter can be constructed along with doing some storm sewer work. BOARD/COMMISSION RECOMMENDATION: The Commission recommended approval of the master plat and preliminary plat, subject to City Engineer's recommendations by a vote of 6-0 on each plat.
