Section 2. That the boundaries heretofore established by the Zoning Map and Ordinance No. 1710 of the City of Paris, Paris, Texas, be, and the same are hereby, changed, and that a PLANNED DEVELOPMENT DISTRICT - RETAIL SHOPPING CENTER (PD-a) be, and the same is hereby, established on PART OF LOT 14, CITY BLOCK 259, on property belonging to DONALD G. WILSON, so as to include in such PLANNED DEVELOPMENT DISTRICT- RETAIL SHOPPING CENTER (PD-a) the hereinafter described property, which was formerly and is presently designated as a ONE-FAMILY DWELLING DISTRICT NO.2 (SF-2), and that the boundaries of said PLANNED DEVELOPMENT DISTRICT - RETAIL SHOPPING CENTER (PD-a) be, and the same are hereby, established as follows: SITUATED within the corporate limits of the City of Paris, County of Lamar, and State of Texas, being a part of the Hiram Williams Survey, and being a part of City Block 259 of the City of Paris, and also a part of a 73.53 acre tract of land described in a deed to Sally H. McCoy, et al, of record in Volume 1037, Page 183, Real Property Records of Lamar County, Texas, and being more particularly described as follows: BEGINNING at a point for corner, same being the Southeast corner of Lot 18 in Block 3 of the Town North Estates Addition to the City of Paris as shown of plat of record in Envelope 218-B, Plat Records of Lamar County, Texas; THENCE South to a point for corner in the North Boundary Line of Pine Mill Road; THENCE in a Westerly direction with the North Boundary Line of Pine Mill Road to a point for corner at the Southeast corner of Lot 13 in City Block 259 of the City of Paris as shown on plat of record in Envelope350-D, Plat Records of Lamar County, Texas; THENCE in a Northerly direction with the East Boundary Line of said Lot 13, City Block 259, to a point for corner being the Northeast comer of said Lot 13, City Block 259; THENCE in a Westerly direction with the North Boundary Line of said Lot 13, City Block 259, to a point for comer in the East Boundary Line of North Collegiate Drive; THENCE in a Northerly direction with the East Boundary Line of North Collegiate Drive to a point for comer, same being the Southwest comer of Lot 18 in Block 3 of the Town North Estates Addition to the City of Paris, as shown on plat of record in Envelope 218-B Plat Records of Lamar County, Texas; THENCE in an Easterly direction with the South Boundary Line of said Lot 18 in Block 3 of the Town North Estate Addition to the place of beginning, and being located in the 700 block of N. Collegiate Drive. Section 3. That the zoning herein granted is conditioned upon the submission of a Site Plan in accordance with Section 8-302 of Ordinance No. 1710, which after full compliance with the procedure established in Section 21 of said Ordinance No. 1710, must be approved by the City Council prior to the issuance of any building permits.
