<br />Being 0.0348 acres ofland, situated within the Corporate Limits of the City of Paris,
<br />County of Lamar, State of Texas, being a part of the Reddin Russell Survey, Abstract No. 786,
<br />also being a part of a called 218 ft. by 104.5 ft. tract of land conveyed from L. Franklin Taylor to
<br />James McNeal and wife, Johnna McNeal on December 11,2000, recorded in Vol. 1033, Page 185
<br />of the Real Property Records of said County. The said 0.0348 acre tract ofland being described
<br />more particularly in metes and bounds as follows:

<br />Beginning at a set iron rod at the Southeast comer of the said 0.0348 acre tract ofland,
<br />said comer also being the Southeast comer of the said 218 ft. by 104.5 ft. tract ofland, said
<br />comer also being in the North boundary line of Clement Road;
<br />
<br />Thence N 88029'53" W, with the South boundary line of the said 0.0348 acre tract of land
<br />and the North boundary line of said Clement Road, a distance of 31.50 feet to a set iron rod at the
<br />Southwest comer of the said 0.0348 acre tract ofland;
<br />
<br />Thence N 46009'00" E, with the West boundary line of the said 0.0348 acre tract ofland,
<br />a distance of 35.14 feet to a set iron rod at an interior comer of the said 0.0348 acre tract ofland;
<br />
<br />Thence N 00047'52" E, continuing with the West boundary line of the said 0.0348 acre
<br />tract of land, a distance of 192.95 feet to a set iron rod at the Northwest comer of the said 0.0348
<br />acre tract of land, said comer also being in the South boundary line of a called 100 ft. by 100 ft.
<br />tract conveyed from Ava Nichols to Judy Lynn Ashley Williamson on April 5, 1994, recorded in
<br />Vol. 434, Page 133 of the Real Property Records of said County;

<br />Thence S 88043'36" E, with the North boundary line of the said 0.0348 acre tract ofland,
<br />a distance of 4.52 feet to a set iron rod at the Northeast comer of the said 0.0348 acre tract of
<br />land, said comer also being in the West boundary line of existing Still house Road;
<br />
<br />Thence S 00016'37" W, with the East boundary line of the 0.0348 acre tract ofland, the
<br />East boundary line of said 218 ft. by 1.4.5 ft. tract ofland and the West boundary line of said
<br />Stillhouse Road, a distance of 218.00 feet to the point of beginning, containing 0.0348 acres of
<br />land.

<br />This conveyance is made subject to any and all easements that are of record and not of
<br />record in the Land Records of Lamar County, Texas, that are apparent, visible and ascertainable
<br />by inspection on the ground, including any buried beneath the surface of the ground for servicing
<br />of utilities and like entities.
