<br />Being 0.0124 acres ofland, situated within the Corporate Limits of the City of Paris,
<br />County of Lamar, State of Texas, being a part of the Reddin Russell Survey, Abstract Number
<br />786, also being a part of a called 4.712 acre tract ofland conveyed from L. Franklin Taylor to
<br />James McNeal and wife, Johnna McNeal, on April 1, 1997, recorded in Vol. 686, Page 213 of the
<br />Real Property Records of said County. The said 0.0124 acre tract of land being described more
<br />particularly in metes and bounds as follows:
<br />
<br />Beginning at a found iron rod at the Southeast comer of the said 4.712 acre tract ofland,
<br />said comer also being in the West boundary line of existing Stillhouse Road, said comer also
<br />being the Northeast comer of a called 100 ft. by 104.5 ft. tract ofland, conveyed from Julio
<br />Beltran and wife, Carol Beltran to George Hines and wife, Doris Hines, on May 3, 1995, recorded
<br />in Vol. 525, Page 167 of the Real Property Records of said County;
<br />
<br />Thence N 88043'29" W, with the boundary between the said Hines tract ofland and the
<br />said McNeal tract ofland, a distance of2.69 feet to a set iron rod at the Southwest comer of the
<br />said 0.0124 acre tract of land;
<br />
<br />Thence N 00047'53" E, with the West boundary line of the said 0.0124 acre tract ofland,
<br />a distance of205.80 feet to a set iron rod at the Northwest comer of the said 0.0124 acre tract of
<br />land, said comer also being in the North boundary line of the said 4.712 acre tract of land, said
<br />comer also being in the South boundary line of a called 1.588 acre tract ofland, conveyed from
<br />Southwestern Bell Telephone Company to George T. Seals and wife, Louise Seals, on December
<br />3, 1976, recorded in Vol. 586, Page 55 of the Deed Records of said County;
<br />
<br />Thence S 89052'15" E, with the boundary between the said Seals tract ofland and the said
<br />McNeal tract of land, a distance of2.58 feet to a found iron rod at the Southeast comer of the said
<br />seals tract of land and the Northeast comer of the said McNeal tract ofland, said comer also
<br />being in the West boundary line of existing Stillhouse Road;
<br />
<br />Thence S 00045'59" W, with the said West boundary line of existing Still house Road, a
<br />distance of205.85 feet to the point of beginning, containing 0.0124 acres ofland.
<br />
<br />This conveyance is made subject to any and all easements that are of record and not of
<br />record in the Land Records of Lamar County, Texas, that are apparent, visible and ascertainable
<br />by inspection on the ground, including any buried beneath the surface of the ground for servicing
<br />of utilities and like entities.
