UTILITY EASEMENT STATE OF TEXAS COUNTY OF LAMAR } } KNOW ALL MEN BY THESE PRESENTS: That we, Ronald C. Seeliger and wife, Sherri Seeliger, Lamar County, Texas, (hereinafter referred to as Grantor) for and in consideration ofthe sum ofTEN DOLLARS ($10.00) cash, and other good and valuable consideration, to us in hand paid by the CITY OF PARIS, Paris, Texas, the receipt and sufficiency of which is hereby acknowledged, do hereby sell, give and grant unto the said CITY 0 F PARIS, a municipal corporation, of Lamar County, Texas, (hereinafter referred to as Grantee) a perpetual utility easement described as follows: SITUATED within the corporate limits of the City of Paris, County of Lamar and State of Texas, being 0.023 acres of land, a part of the Larkin Rattan Survey, lying and being situated between Kaufman Street and Fifth Street Southeast in Paris, Texas. The said 0.023 acre easement being a part of Lots 5 and 7 of the Finn Addition to the City of Paris, Lamar County, Texas as recorded in Plat Book 1, Page 42 of the Plat Records of Lamar County, Texas. The said Lots 5 and 7 being a part of the property as described in a Warranty Deed from Glenn A. Smallwood and wife Mary H. Smallwood to Norman A Seeliger and wife, Louis H. Seeliger, dated July 14, 1976 of record in Volume 581, Page 293 of the Deed Records of Lamar County, Texas, being more particularly described by metes and bounds as follows: Standing at the Northeast corner of the said Lot 5, a V2 "set iron rod at a Southeast corner of the right-of-way of Kaufman Street and in the Southernmost West line of a tract of land conveyed to United States Postal Service in Real Property 879, Page 154, for the Point of beginning and the Northeast corner ofthis easement; THENCE South with the East side of Lot 5 and with the West side of the property as conveyed to United States Postal Service in Real Property 879, Page 154 and along the West line of Fifth Street Southeast a distance of 83.00 feet to a Set PK nail, for the inside Northeast corner of this easement, at the Southeast corner of Lot 5 and in the North line of Lot 7; THENCE East with the North line of Lot 7 and along a South right-of-way of Fifth Street Southeast a distance of 14.50 feet to a set PK nail, for the Southernmost Northeast corner of this tract, at the Northeast corner of Lot 7 and at an inside Southwest corner of the said Fifth Street right-of-way; THENCE South along the East line of Lot 7 and with the West right-of-way of Fifth Street a distance of 17.00 feet to a set PK nail, for the Southeast corner of this easement, at the Southeast corner of the referenced Seeliger tract and at the Northeast corner of a tract of land as conveyed to Leann Binnion Watson in Real Property 256, Page 281, for the Southeast corner of this easement; THENCE West with the South line of Deed Records 581, Page 293 a distance of22.00 feet to V2 "set iron rod, for the Southwest corner of this easement; EXHIBIT B
