LAMAR COUNTY NEIGHBORHOOD ANALYSIS <br /> <br />The subject is located in the City of Paris along Business US 82 (aka Lamar Avenue) in Lamar County, <br />Texas. This neighborhood is part of the east portion of the City of Paris which is located approximately 90 <br />miles northeast of the Dallas/Fort Worth Metroplex. Business US 82 is the primary traffic artery through <br />the area, with secondary arteries including US 271, SH 19, SH 286, FM 137, FM 195 and FM 1497. Area <br />development patterns include mixed commercial and residential sites along the north and south lines of <br />Lamar Avenue. Commercial development is the predominant use for the land located off the main traffic <br />arteries. <br /> <br /> <br />'- <br />". Within this area, the following demographic factors are noted: <br /> <br />The current population is estimated at approximately 29,095. Population growth is estimated to have <br />increased 2.52% between 1990 and 2000 and 1.14% between 2000 and 2003. The median age is estimated <br />at 36.83 years and almost 70% of the population is over the age of21. <br /> <br />The median household income is estimated at $32,105, with the average household income estimated at <br />$45,662. <br /> <br />For persons over the age of 25 years, the educational attainment level includes 31.85% with a high school <br />diploma, 22.6% with some college education but no degree and 20.54% with either an associate's, <br />bachelor's or graduate degree. <br /> <br />Page 2.2 <br />
