As <br />explained by the Lockwood, Andrews'& Newnam Right of Way Agent, Mr. Scott J. Hodges, your property <br />consisting of a 0.024 acre (1,035 SF) tract of land in easement, situated in Lamar County Texas, part of the <br />George W. Cox Survey, Abstract No. 164, is to be acquired. <br /> <br />We believe at this stage of the purchase process it is mutually beneficial to confirm that based on an appraisal <br />made by a qualified appraiser and an analysis by the appraisal review staff in this office, the State is authorized to <br />offer you $725.00 for your property, which includes $725.00 for the property to be purchased and $0.00 for <br />damages to your remaining property. This amount is the total amount of just compensation for the property, as <br />determined in accordance with State law,less oil, gas and sulphur. Except for any utility easements and/or <br />advertising sign interests that will be handled separately by the Department, you will be responsible for <br />negotiating with any other parties who may own an interest in the land or improvements. <br /> <br />This offer to purchase includes the improvement(s) listed below which are considered to be part of the real <br />property. Since the improvement (s) must be removed, it is the policy of the Department to permit owners to <br />retain them if they wish to do so. The retention values shown are the estimated amounts the improvements woul!i <br />bring if sold on public bids.
