Cox Survey, Abstract No. 164, in the City of <br />Paris, Lamar County, Texas, and being part of that certain tract of land described in deed dated May <br />22, 1956, to Regents of Paris Junior College District, recorded in Volume 350, Page 172 of the <br />Lamar County Deed Records (L.C.D.R.), the 0.3732 acre utility easement is more particularly <br />described by metes and bounds as follows (all bearings cited herein are based on The Texas <br />Coordinate System): <br />BEGINNING at a point in a curve to the right in the east right-of-way line of Farm Road <br />1507/Jefferson Road (width varies per Vol. 315, Pg. 596 and Vol. 316, Pg. 290, L.C.D.R.) and the <br />west boundary line of said Paris Junior College tract for the southwest corner of the herein described <br />tract, from which a broken TxDOT Type I concrete monument found in the east right-of-way line of <br />Farm Road 1507/Jefferson Road and the west boundary line of said Paris Junior College tract for the <br />south end of said curve bears South 49 deg. 17 min. 55 sec. East, a distance of 216.81 feet; <br />1.) THENCE along the east right-of-way line of Farm Road 1507/Jefferson Road and the west <br />boundary line of said Paris Junior College tract as follows: with said curve to the right <br />having a radius of 778.60 feet, a central angle of 22 deg. 30 min. 43 sec., an arc length of <br />305.92 feet, and a chord that bears North 30 deg. 02 min. 22 sec. West, a distance of <br />303.95 feet to a broken TxDOT Type I concrete monument found for the end of said <br />curve; North 18 deg. 40 min. 45 sec. West, a distance of 353.12 feet to a point for the <br />southwest corner of that certain tract of land described in deed dated June 18, 1990, to the City <br />of Paris, recorded in Vol. 1217, Pg. 262 of the Lamar County Real Property Records, from <br />which a 1/2-iron rod with cap found for an angle point in the east right-of-way line of Farm <br />Road 1507/Jefferson Road and the west boundary line of said Paris Junior College tract bears <br />North 18 deg. 40 min. 45 sec. West, a distance of 60.00 feet; <br />2.) THENCE North 88 deg. ll min. 49 sec. East (called East in Vol. 1217, Pg. 262, L.C.R.P.R.), <br />along the south boundary line of said City of Paris tract, a distance of 26.13 feet to a point for <br />the northeast corner of the herein described tract, from which a 3/8-inch iron rod found for the <br />southeast corner of said City of Paris tract bears North 88 deg. 11 min. 49 sec. East, a distance <br />of 715.22 feet; <br />3.) THENCE South 18 deg. 40 min. 45 sec.
