MEM4RANDUM <br />TO: Mayor and City Council <br />Planning and Z ning Commission <br />FROM: Shawn Napier, . <br />Director of En , ring, Planning & Development <br />DATE: December 7, 2010 <br />SUBJECT: McClendon Addition CB 305 Final Plat <br />I have reviewed the final plat of the above referenced addition. It appears that the final plat <br />complies with the City of Paris subdivision regulations with the following exception(s). <br />1. Provide the distance from the center of the street to the property line. Show the property <br />pins on the west side of NW 27th Street to establish the Right-of Way (ROW) width. <br />2. On the drawing move the label for the 5-foot ROW dedication away from the 25-foot <br />building line and center the 25-foot building line label to the center of that line. <br />3. On the drawing extend the property line on the East side labeled 205.25 down to the <br />ROW dedication line. <br />4. In the field notes in paragraph four please change alley to NW 27th Street. <br />5. Submit a certificate of taxes paid from the Lamar County Appraisal District. <br />6. Establish a survey baseline on the drawing. <br />7. Provide a bench mark and elevation that the finished floor was established with. <br />If the variance for curb and gutter is not granted this final plant must be denied, otherwise I <br />recommend approval of the final plat upon submission of a certifieate of taxes paid and a <br />corrected mylar copy with signatures of the surveyor and owner prior to noon on December 10, <br />2010. <br />cc: Kevin Carruth, City Manager <br />Brandon Chaney, P.E., R.P.L.S., Chaney Engineering Inc. <br />Larry McClendon <br /> <br />
