<br />MEMORANDUM <br /> <br />TO: <br /> <br />Mayor and City Council <br />Planning and Zoning Commission <br /> <br />FROM: <br /> <br />Shawn Napier, <br />City Engineer <br /> <br /> <br />DATE: <br /> <br />December 28, 2004 <br /> <br />SUBJECT: <br /> <br />Pecan Place Addition Phase 1 <br /> <br />I have reviewed the preliminary plat of the above referenced addition. I recommend denial of <br />the preliminary plat based on the items listed below. <br /> <br />1. Add' Phase I' to the title of Pecan Place. <br />2. The minimum lot width in SF-2 Zoning is 60-feet and the minimum square footage is <br />7,500. Most of the lots in Phase I do not meet these minimum standards. <br />3. . Show the storm water flow patterns along 36th N.E. and Clement road, show the capacity <br />of the two 3~-inch pipes flowing into Brownwood Subdivision and the size and slope of <br />the channel downstream of 36th St. Northeast through Brownwood. <br />4. Provide a preliminary drainage plan for Phase I and the subsequent phases that will flow <br />southeast to Brownwood. Show a table with drainage area numbers, coefficients, areas <br />and intensities for Phase I. <br />5. Outline the drainage watersheds for Phase I. <br />6. Provide proposed street names. <br />7. Revise block letters and lot numbers to show the construction phases. <br />8. Show the set backs for Phase I. <br />9. Label all of the water and sewer line sizes. <br />10. Provide data on the Oak Creek lift Station. Provide elevations of the existing gravity pipe <br />into the lift station and the proposed pipe elevation from Phase I. <br />11. Show the required off site easements required to sewer Phase I into the Oak Creek lift <br />Station. <br />12. Move the proposed sewer line in the middle of Blocks A and L to Clement road and 36th <br />St. Northeast in the 7.5-foot portion of Right-of-Way to be dedicated. <br />13. Remove the first two certifications under number 12 of the general notes. <br />14. Provide construction plans to the Engineering Department. <br />15. I recommend that the curb and gutter variance requested on Clement road and 36th St. <br />N .E. not be granted. The intersection of 34th St. N .E. and Clement road should be <br />regraded to allow water to flow down curb and gutter and/or storm sewer and inlets if <br />necessary . <br /> <br />cc: <br /> <br />Tony N.
