I recommend denial of the <br />master plat based on the items listed below. <br /> <br />1. Show all of the property owned by the Rader Family Trust. <br />2. Provide a preliminary drainage plan with existing and proposed structures to drain the <br />entire subdivision. <br />3. Show all the current drainage features on the property with corresponding locations and <br />sizes (center line, bottom width and top of bank widths). <br />4. Outline all the drainage watersheds. <br />5. Show the IOO-year floodplain. <br />6. Provide proposed street names. <br />7. Provide data for all of the curves and angles at all of the intersections. <br />8. Show the setbacks for all lots. <br />9. Revise block letters and lot numbers to show the construction phases. <br />10. Eliminate the dashed line going through lots 1-15 in Block B. <br />11. Extend a sewer line to lot 54 in Block B. <br />12. Provide a drainage easement along the back of Block B, Lots 15-25. <br />13. An offsite sewer easement is needed to the lift station. <br />14. A second water source is needed into the subdivision. <br />15. A direct access is needed onto F .M. 195 from this proposed subdivision.
