Commission <br /> <br />FROM: <br /> <br />Shawn Napier, P <br />City Engineer <br /> <br /> <br />DATE: <br /> <br />February 7,2005 <br /> <br />SUBJECT: <br /> <br />Northwest Industrial Park Final Plat <br /> <br />I have reviewed the fmal plat of the above referenced addition. It appears that the final plat <br />complies with the City of Paris subdivision regulations with the following exception. <br /> <br />1. Show all of the adjacent property owners. <br />2. Label the point of beginning on the drawing. <br />3. There are ten minor discrepancies between the field notes and the drawing involving <br />bearings, distances and curve data. <br />4. Label all of the 80 Right-of-Way widths as drainage and utility easements. <br />5. The owner shall erect a private street sign at the entrance of the development. <br />6. Show all of the off-site easements for drainage, water and sewer lines on the final plat. <br />7. The minimum finished floor elevations will be set and approved on individual site plans <br />submitted to the Engineering Department. <br />8. The drainage channel on the East side of Block B, Lot 2 will have concrete drainage pipe <br />installed when the lot on the East side of lot 2 is developed. Remove the permanent <br />drainage easement form Lot 2 and the proposed off-site easement to the East of Lot 2. <br />The property owners will perform any needed maintenance on the ditch. <br />9. Change the. 10- foot x 10- foot easement on the Southwest comer of Block B, Lot 1 to a <br />25-foot x 25-foot utility easement for SBC and TXU Electric. <br />10. Add a 5-foot utility easement along all Loop 286 frontages and along 34th Street N.W. <br />11. Delete the 5-foot utility easement along the 80-foot drainage and utility easement within <br />the subdivision. . <br />12. Submit a list of any deed restrictions for the subdivision. <br /> <br />I recommend approval of the final plat upon completion of the above items. <br /> <br />cc: <br /> <br />Tony N.
