<br />MEMORANDUM <br /> <br />TO: <br /> <br />Mayor and City Council <br />Planning and Z . ng Commission <br /> <br />FROM: <br /> <br />Shawn Napier, <br />City Engineer / <br /> <br /> <br />DATE: <br /> <br />February 22,2005 <br /> <br />SUBJECT: <br /> <br />Pecan Place Addition Phase 1 <br /> <br />I have reviewed the preliminary plat of the above referenced addition. It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exception <br /> <br />1. Show the storm water flow patterns along 36th N.E. and Clement road, show the capacity <br />of the two 30-inch pipes (upstream and downstream flow line elevation and length) <br />flowing into Brownwood Subdivision and the size and slope of the channel downstream <br />of 36th St. Northeast through Brownwood. <br />2. Show the coefficient, intensities and time of concentration on all drainage data. <br />3. Change Block D to Block C, this will create a Block A, B and C in Phase I. <br />4. Provide data on the Oak Creek lift Station. Provide elevations of the existing gravity pipe <br />into the lift station and the proposed pipe elevation for Phase I. <br />5. Show the required off site easements required to sewer Phase I into the Oak Creek lift <br />Station. This will include a portion of the proposed Rene Drive and N.E. 34th St. <br />6. Block D, Lot 1 will need to sewer to the proposed sewer line on the West side ofN.E. <br />36th Street or removed from Phase I. <br />7. Please revise the following items in the general notes: under 1. change 34th St. to 36th St. <br />and under 6. change streets to Right-of-Ways. <br />8. Provide construction plans to the Engineering Department. <br />9. I recommend that the curb and gutter variance requested on Clement road and 36th St. <br />N .E. not be granted. The intersection of 34th St. N .E. and Clement road should be <br />regraded to allow water to flow down curb and gutter and! or storm sewer and inlets if <br />necessary . <br /> <br />I recommend approval of the preliminary plat upon completion of the above items. <br /> <br />cc: <br /> <br />Tony N.
