Staff recommends that the variance be approved, but retain the ability to access <br />fees related to any adjacent road construction project. A plan was developed to realign Stillhouse Road <br />several years ago. This plan was put on hold after the hospital started closing down the north campus. <br />This plan would call for the road to be shifted east in order to remove the two curves that exist between <br />the Loop and Clement Road. <br />The off-site utility easement is for a sewer line that was constructed for the project. This easement is on <br />the Southeast corner of lot 1 and parallels Stillhouse road to the existing sewer line. The property owner <br />is the same for both the development and the off-site easement. <br />If the variance request is denied the plat must also be denied. All infrastructure must be in place prior to <br />final plat approval unless a Subdivision Improvement Agreement (SIA) is in place.
