It appears that the master plat <br />complies with the City of Paris subdivision regulations with the following exceptions. <br /> <br />1. The portion of Candice Drive North of Chantelle Drive shall be a collector level <br />roadway. A collector level street has a 60-foot Right-of-Way (ROW) and concrete <br />paving that is 39-feet wide from back of curb to back of curb. <br />2. Show the intensities in the drainage data, only time of concentration is listed under I <br />(Intensity). Show both time of concentration and intensity. <br />3. The existing and proposed sections of 34th S1. N.E. centerlines show an offset, the new <br />centerline of 34th shall line up with the existing 34th Street centerline. <br />4. Provide ROW comer clips and show a radius at all intersections less than 90-degrees. <br />Standard radii are to be provided at all other intersections. <br />5. Extend Kendra Drive to 36th S1. N.E. and delete Rene Drive between 35th S1. N.E. 36th St. <br />N.E., Rene Drive and Brownwood Drive are too close. <br />6. The intersection of Chantelle Drive and 36th S1. N.E. needs to be perpendicular (90- <br />degrees). <br />7. Remove the flood zone certification. Block M, lots 15-26 are within a FEMA flood zone. <br />8. Please revise the following item in #4 of the general notes to read, "All residential lots <br />have SF-2 zoning." <br />9. Provide the flow data for the lift station in Oak Creek, and show an approximate number <br />of lots that can be developed before the lift station is required to be upgraded. Add this <br />information to the general notes #12. <br /> <br />I recommend approval of the master plat upon completion of the above items. <br /> <br />cc: <br /> <br />Tony N.
