It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exception <br /> <br />1. Show the drainage data for Phase 1. <br />2. All of the required off site easements for the Phase I sewer into the Oak Creek lift Station <br />shall be submitted with the fmal plat. All off site easements must be approved by the <br />City Council. The surveyor's field notes (for the easements) shall be submitted to the <br />Attorney's Office. The Attorney's office will draft the easement to be signed by the <br />appropriate property owner. The signed easements shall be submitted with the final plat. <br />Easement acquisition is the responsibility of the developer. <br />3. Add a 5-foot utility easement on the West side of Lot 15 in Block A and to the North side <br />of Lot 1 in Block B. <br />4. Please revise the following item in #4 of the general notes to read, "All residential lots <br />have SF-2 zoning." <br />5. Provide Phase I construction plans to the Engineering Department. <br />6. The curb and gutter variance requested on Clement Road and 36th St. N.E. can only be <br />granted by the City Council. <br /> <br />I recommend approval of the preliminary plat upon completion of the above items. <br /> <br />cc: <br /> <br />Tony N.
