ARCHITEXAS <br />Project Profile <br /> <br />Hotel Gibraltar <br />Rehabilitation <br />Paris, Texas <br /> <br />Client <br />St. Joseph's Hospital <br /> <br />ARCHITEXAS provided historic preservation planning services for the preparation of a master plan for the <br />adaptive use of a 1915 hotel located in the downtown commercial district of Paris, Texas which is listed on <br />the National Register of Historic Places. The contributing historic structure has a three story 1926 addition, <br />the Annex, which housed the Red Ball Bus Station. The structures have been vacant since 1977 and significant <br />deterioration has occurred. <br /> <br />The property was acquired by the local St. Joseph's Hospital with the goal to adapt the buildings to a senior <br />activity center, restore the hotel lobby and partner the development of the seven story tower with private <br />developer for housing. The master plan achieved the objectives of the hospital by creating a phased strategy <br />that included rehabilitation of the Annex for the senior citizen's center and exterior restoration as Phase I. <br /> <br />The rehabilitation will comply with the Secretary of the Interior's Standards for Rehabilitation to allow the <br />private partner in the Project to utilize the Investment Tax Credit. <br /> <br />The project budget for Phase I is $3,985,000 and furore phases totaling $5,885,000. <br /> <br /> <br />
