MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, P.E. <br />Director of Engine Planning and Development <br />DATE: June 26, 2012 <br />SUBJECT: Farris 235-A Addition Preliminary Plat <br />1 have reviewed the preliminary plat of the above referenced addition. It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exceptions. <br />1. Provide and label the Street and Right-of-Way (ROW) width for Henderson St. <br />2. The Major Thoroughfare Plan for the City of Paris calls for Henderson Street to be a <br />Collector level roadway which requires at least 60-feet of Right-of-Way (ROW). The <br />existing ROW width in front of the subject property is 50 feet. Therefore a 5-foot ROW <br />dedication is required. <br />3. Show the creek center line and the top of banks. <br />4. Show the both sides of the existing drainage easement. <br />5. Label the flood plain as floodway and FEMA map date August 16t", 2011. <br />6. Provide a bench mark. <br />7. Label the building line setbacks: rear yard 10-feet and all side yards 5-feet. <br />8. Move the "Lot 1" text on the drawing to a different location, the volume and page is <br />covering it. <br />9. Remove the Acceptance and Owner's Certification sections on the preliminary plat. <br />I recommend approval of the preliminary plat upon completion of the above items. <br />cc: John Godwin, City Manager <br />Wendell J.
