MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, P E <br />Director of Engi ri g, Planning and Development <br />DATE: June 25, 2012 <br />SUBJECT: Bizzell CB70 Addition Preliminary Plat <br />I have reviewed the preliminary plat of the above referenced addition. It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exceptions. <br />1. Provide and label the Street and Right-of-Way (ROW) width for NE 12t" Street. <br />2. Provide a distance from the center of NE 12r'' Street to the property line. If this <br />dimension is not 25-feet then ROW must be dedicated to make this dimension 25-feet. <br />3. Label the building lines: front yard 25-feet, rear yard l 0-feet and all side yards 5-feet. <br />4. Remove the Acceptance and Owner's Certification sections on the preliminary plat. <br />5. Add a five-foot utility easement along NE 12t" Street. <br />I recommend approval of the preliminary plat upon completion of the above items. <br />cc: John Godwin, City Manager <br />Wendell J.
