The adequacy of required yard and open space requirements and sign provisions. <br />6. The general compatibility with adjacent properties, other properties in the district, <br />and the safety, health, comfort and general welfare of the community. <br />In granting a special use permit, the City may impose conditions, safeguards and restrictions <br />upon the premises to reduce or minimize any potential injurious effect of such special uses upon <br />other property in the neighborhood, and to carry out the general purpose and intent of the zoning <br />regulations. <br />Site Plan Review <br />Many zoning regulations require that plans for developments, other than single-family and two- <br />family dwellings, be reviewed by the Planning Commission before building pernuts can be <br />issued. Two stages of review are normally involved, preliminary and final. The preliminary <br />plan is a detailed depiction of the entire project and its relationship to adjoining property. <br />Upon approval of the preliminary plans, the final plans may be prepared and submitted to the <br />Planning Commission for approval. Simultaneous submittal of preliminary and final plans can <br />be allowed at the discretion of the City. The following review standards are appropriate when <br />considering a site plan application. <br />1. The extent to which the proposal conforms to the provisions of the City's zoning <br />ordinance. <br />2. The extent to which the development would be compatible with the surrounding <br />area. <br />3. The extent to which the proposal conforms to the provisions of the Paris <br />Subdivision Regulations. <br />4. The extent to which the proposal conforms to the Goals, Objectives and Policies <br />of the City's Comprehensive Plan. <br />5. The extent to which the proposal conforms to customary engineering standards <br />used in the City. <br />4. The extent to which the location of the streets, paths, walkways, and driveways <br />are located so as to enhance safety and minimize any adverse traffic impact on the <br />surrounding area. <br />6. The extent to which the buildings, structures, walkways, and driveways, open <br />space (if any), and parking lots have been located to achieve the following on <br />objectives: <br />a.
