Also please nole that project related soft costs are capped at $1,500 per project completed. The following are the proposed project related itezns and sofr costs per loan made. Please note that while the costs for individual items listed below may adjust prior to implementation, the total amount per loan for sofl costs will not change. Also, while the activities listed below are normal for the typical project, each project may actually differ in the needs for certain of the services listed below. Therefore, not all services listed below may be performed on every pinject. Where specific services are not required, the sofl costs for that project will be adjusted accordingiy. A[so, TDHCA, ander current rules, will oniy reimburse the City $1,500 for soft costs for each project completed therefore, not all items listed below can be charged to TDHCA for reimbursement on every loan. The costs listed below are the actuai costs estimated to perform the tasks. The total soft cosl charges made to the City for these services will be $1,500 per project. However, if TDHCA requirements and soft cost cap increase, Paris Livin�; will bill soft cost services at the rates listed below. Some or all of the items below may be subcontracted out to other providers. In that instance, Paris Living will still bil] for the total soft costs per loan and subsequently pay for any subcontractor costs. Subcontracting any or all of the items listed below is at the sole discretion of Paris Living. Again please note that the aciivities listed below are nec:essary to each loan c;losing and the costs are besl eslima►cs for completing those tasks. Regardless, lhe total cost to the City, reimbursable by TDHCA will be $1,500 until the cap is raised.
