B. ADDRESS AND TITLE RESEARCH <br />ADDRESS RESEARCH <br />Tax accounts may be delinquent because the address of the property owner on the tax roll is <br />not current. A successful delinquent tax collection program requires an exhaustive address <br />research effort. Many delinquent accounts are collected when proper attention is given to finding <br />the correct address of a property owner. <br />Accounts with incorrect addresses are identified through designations presently on the <br />delinquent tax roll, mail which is returned as "undeliverable" by the United States Postal <br />Service to our office, or citations which are unable to be delivered by officers serving process <br />in a delinquent tax suit. <br />When we discover an account with an incorrect address, that account is identified on our <br />computer record so that special attention will be given to that account. <br />Names and addresses on tax accounts coded as incorrect are compared to more recent <br />data files, and the accounts are updated where different information is on the updated record. <br />Alpha-cross indexes of data files are produced to identify discrepancies between addresses <br />given for an owner of multiple properties. <br />If this procedure does not result in locating a correct address, the Firm uses the following <br />sources of information: <br />1) Address correction request from the United States Postal Service <br />2) Comparison with the most recent Appraisal District roll <br />3) Comparison with tax rolls of congruent taxing units <br />4) Telephone directory for the area <br />5) Privately compiled city directory <br />6) City utility records <br />7) Voter registration records <br />8) Criss-cross directory <br />9) Credit bureau automated file search <br />10) County Clerk's records (deed records, etc.) <br />11) On-site investigation of the property, including conversations with occupants of the <br />property and adjoining land owners <br />12) Texas Motor Vehicle Registration <br />13) Accumail by DATATECH <br />14) Internet Databases of names, addresses and telephone numbers <br />15) Lexis <br />McCreary, Veselka, Bragg & Allen <br />14 <br />
