Therefore I contend that there will be no more vehicles than there <br /> be with 50-feot lots (or even larger lots) <br /> · See photos of S,nrtse and Windsor taken late Sunday afternoon when <br /> most units are occupied. <br /> · Also note the S,nrise Estates is about half two-family and traffic does not <br /> seem to be a problem on 42"a NE into S,nrise. <br /> <br />Property Value Will Decline '~ ' <br /> <br /> · S--rise and Windsor each have about 40% two-family or MF ~mits, and <br /> prices are increasing. The MF ,,nits were already there when most homes <br /> were built in Windsor and did not seem to depress value. <br /> · two-family ,,nits will be located beyond the SF ,~nits located on <br /> The new <br /> Castlegate and will therefore not affect the entry into the SF area. <br /> · Two-family zoning exists thruout the northeast sector e.g. Collegiate <br /> Drive, Kessler Drive, 25~ NE, and 41~ NE/S, nrise, and property values <br /> have increased in all areas. <br /> · Perhaps the buyer expects higher density adjacent to our heaviest <br /> commercial area. <br /> <br />Criminal Activity · <br /> · I have been renting houses and duplexes in Pans for 20 years. To my <br /> knowledge it is rumored that only one of my tenants was a felon (white- <br /> collar crime), and he lease-purchased a new house from me. <br /> · There are few teenagers in two-family units so there are few persons <br /> walking oxound. <br /> · Newer two-falnily ,~nlts are relatively expensive and attract the better <br /> tenants, in my experience. <br /> <br /> <br />
