MINUTES <br />REGULAR MEETING <br />PLANNING AND ZONING COMMISSION <br />CITY OF PARIS - CITY HALL <br />COUNCIL CHAMBERS <br />107 E. KAUFMAN STREET <br />PARIS, TEXAS <br />MONDAY, FEBRUARY 4, 2013 <br />5:30 O'CLOCK P.M. <br />The regular meeting of the Planning and Zoning Commission on Monday, February 4, <br />2013, was called to order at 5:30 p.m. by Holland Harper, Secretary. <br />A. The following members were present: <br />Holland Harper <br />James Price <br />Keith Flowers <br />Jerry Akers <br />B. The following members were absent: <br />Richard Hunt <br />Dennis Chalaire <br />Mike Folmar <br />C. Also present were Shawn Napier, Director of Engineering, Planning and <br />Development; Alan Efrussy, Planning Manager; A.J. Hashmi, City Mayor; Sue <br />Lancaster, Council Liaison; Joey Sleeper, Building Official; and Ashley Fendley, <br />Secretary for the Planning and Zoning Commission. <br />2. Approval of minutes from previous meetings. (January 7, 2013) <br />Motion was made by Keith Flowers, seconded by James Price to approve the meeting <br />minutes for January 7, 2013. Motion carried 4-0. <br />3. Public hearing and take action to consider the petition of Heritage Ridge Investments for a <br />change in zoning from a Planned Development District — c(PD-c) to a Commercial <br />District (C) on Lot 2, Ciry Block 313, being located at 3720 Lamar Avenue. <br />Public hearing was declared open. <br />A. The following individual spoke in favor of the petition. <br />Mike Beavers, 5101 FM 439 Belton, Texas, represented the property owner; spoke <br />in favor of the petition. Mr. Beavers stated he is with the development arm that <br />works ahead of a company out of Temple, Texas which is Fikes Wholesale Inc., <br />owners of the Food Fast facing Lamar Avenue. Mr. Beavers further stated this is an <br />-� 10 <br />
