LOOP 286 <br />DATE: Apri102, 2013 <br />BACKGROLJND: The applicant for this project is Mr. Ken Baca, representing the property <br />owner, Shatari Investments, LP, in Waxahachie, TX. The applicant requested a public hearing to <br />consider and take action regarding the petition of Shatari Investments, L.P., A Texas Limited <br />Partnership, for a change in zoning from a Commercial District (C) to a Commercial District (C) <br />with a Specific Use Permit (49) for auto fuel sales on Lot 4 of the Paris Town Crossing Addition, <br />being located in the 3000 Block of N.E. Loop 286. At the April 1, 2013 Planning & Zoning <br />Commission meeting, the commission unanimously recommended approval of this SUP and <br />supportive site plan. <br />STATUS OF ISSUE: The city staff has determined the following findings: <br />(A)Existin� Land Use: The character and nature of the land uses surrounding this subject <br />property are commercial; i.e., Home Depot, Jack-in-the Box and First Federal <br />Community Bank. <br />(B) Proposed Use of the Subject PropertX: The proposed use is a"Travel Center" (fuel <br />station), a Denny's restaurant and a WhichWich sandwich shop. (See enclosed project <br />site plan.) <br />(C) Existing Zoning of the Subject Property: The current zoning of this property is <br />Commercial District (C). <br />(D)Proposed Zoning of the Subiect Property: The zoning district is proposed to remain the <br />same basically, but auto fuel sales require a Specific Use Permit (SUP). Therefore, if <br />approved, the zoning will be Commercial District (C) with a SUP for auto fuel sales on <br />the subject lot. <br />� <br />
