Section 2. That the boundaries heretofore established by the Zoning Map and Ordinance No. <br />1710 of the City of Paris, Paris, Texas, be, and the same are hereby, changed, and that a PLANNED <br />DEVELOPMENT DISTRICT - RETAIL SHOPPING CENTER (PD-a) be, and the same is hereby, <br />established on PART OF LOT 14, CITY BLOCK 259, on property belonging to DONALD G. <br />WILSON, so as to include in such PLANNED DEVELOPMENT DISTRICT - RETAIL SHOPPING <br />CENTER (PD-a) the hereinafter described property, which was formerly and is presently designated <br />as a ONE-FAMILY DWELLING DISTRICT NO. 2 (SF-2), and that the boundaries of said <br />PLANNED DEVELOPMENT DISTRICT - RETAIL SHOPPING CENTER (PD-a) be, and the <br />same are hereby, established as follows: <br /> <br /> SITUATED within the corporate limits of the City of Paris, County of Lamar, <br />and State of Texas, being a part of the Hiram Williams Survey, and being a part of <br />City Block 259 of the City of Paris, and also a part of a 73.53 acre tract of land <br />described in a deed to Sally H. McCoy, et al, of record in Volume 1037, Page 183, <br />Real Property Records of Lamar County, Texas, and being more particularly <br />described as follows: <br /> BEGINNING at a point for corner, same being the Southeast corner of Lot <br />18 in Block 3 of the Town North Estates Addition to the City of Paris as shown of <br />plat of record in Envelope 218-B, Plat Records of Lamar County, Texas; <br /> THENCE South to a point for corner in the North Boundary Line of Pine Mill <br />Road; <br /> THENCE in a Westerly direction with the North Boundary Line of Pine Mill <br />Road to a point for corner at the Southeast corner of Lot 13 in City Block 259 of the <br />City of Paris as shown on plat of record in Envelope350-D, Plat Records of Lamar <br />County, Texas; <br /> THENCE in a Northerly direction with the East Boundary Line of said Lot 13, <br />City Block 259, to a point for corner being the Northeast corner of said Lot 13, City <br />Block 259; <br /> THENCE in a Westerly direction with the North Boundary Line of said Lot <br />13, City Block 259, to a point for corner in the East Boundary Line of North <br />Collegiate Drive; <br /> THENCE in a Northerly direction with the East Boundary Line of North <br />Collegiate Drive to a point for corner, same being the Southwest corner of Lot 18 in <br />Block 3 of the Town North Estates Addition to the City of Paris, as shown on plat of <br />record in Envelope 218-B Plat Records of Lamar County, Texas; <br /> THENCE in an Easterly direction with the South Boundary Line of said Lot <br />18 in Block 3 of the Town North Estate Addition to the place of beginning, and being <br />located in the 700 block of Collegiate Drive. <br /> <br /> Section 3. That the zoning herein granted is conditioned upon the submission of a Site Plan <br />in accordance with Section 8-302 of Ordinance No. 1710, which after full compliance with the <br />procedure established in Section 21 of said Ordinance No. 1710, must be approved by the City <br />Council prior to the issuance of any building permits. <br /> <br /> <br />
