actions arising under this Lease shall be exclusively in the federal courts for the Eastern <br /> District of Texas. <br /> <br /> e. If any term, covenant, condition, or provision of this Lease shall, to any extent, be <br /> invalid or unenforceable, the remainder of this Lease shall not be affected thereby, and shall <br /> be valid and enforceful to the fullest extent permitted by law. <br /> <br /> f. Landlord hereby expressly disclaims all Warranties of Merchantability and Fitness <br /> for a Particular Purpose associated with the Premises. Tenant accepts the Premises "as is." <br /> <br /> g. Tenant shall obtain and keep in full force and effect all certificates, permits, licenses, <br /> and approvals affecting Tenant's ability to use the Premises. <br /> <br /> h. This Lease may be executed in any number of counterparts, each of which shall be <br /> an original, but all of which together shall constitute but one instrument. <br /> <br /> i.
