It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exception. <br /> <br /> 1. Show the Right-of-Way (ROW) and roadway width for all streets on the preliminary plat. <br /> 2. The storm sewer pipes in Park St. and channel across lot 14 is temporary until lot 14 is <br /> developed. The pipes and channel will probably need to be rerouted when lot 14 is <br /> developed. The options for the future drainage system will be; concrete pipes or a low <br /> flow concrete channel draining the storm sewer pipes under Park St. to the proposed pond <br /> North of lot 14. A drainage easement will need to be done by separate instrument for the <br /> final location of the drainage system chosen. <br /> 3. Define the lots that will be done with phase one of the project (lots 1, 5, 6, 14 & pond) <br /> show all others as future. Change the lot configuration and add blocks depending on the <br /> phasing of the park infrastructure construction. <br />4. Assign the pond a block and lot. <br />5. Add the lot that was just recently purchased on the master plat. <br />6. Show the current zoning on each lot. <br />7. Provide the offsite easements for the water and sewer lines outside of the proposed phase <br /> one that will be final platted. <br />8. Additional fire hydrants will be needed on some of the lots depending on the building <br /> configuration. These water lines and fire hydrants shall be in an easement dedicated to <br /> the City of Paris. <br /> <br />I recommend approval of the preliminary plat upon completion of the above items. <br /> <br />Michael E.
