MEMORANDUM TO: FROM: DATE: Mayor and City Council Plaun/ng and Zordn~ Commission Shawn Napier~ City Engineer ~ ' February 2, 2004 SUBJECT: Hillto]~ Subdivision I have reviewed the final plat of the above referenced addition. It appears that the replat complies with the City of Paris subdivision regulations with the following exceptions and/or additions. 1. Show the adjacent subdivisions and/or City Blocks and lots. 2. Make the 10-foot draina~ ~lll~I~ Oil [h~ ~YcJ[, I~OI'[h ~]nlJ ~[ ~l~tt~es a 1 O-foot drainage and utility easement. 3. Add a 1 O-foot utility easement on the common line of lot 10, block A and lot 10, block C (five-feet on both sides of the lot line). 4. The following lots shall be zoned multifamily; lot 8 of Block A, lot 7 and 8 of Block B and lot 8 of Block C. 5. Change the North set back line on lot 6 and 7 from 25-feet to 1 O-feet. 6. The section of sewer in 24th St. N.E. has not been accepted. A Guarantee of Construction shall be completed in the amount of $6,000.00 per Ordinance No. 1315 Section X/II. Guarantee of Construction. This section is scheduled to be tested again February 12th, 2004; if it passes no guarantee will be required and the final plat can be filed. 7. Submit a set of record drawings for the subdivisions infrastructure. 8. The owner must sign the f'mal plat prior to it being filed for record. 9. Provide a certificate that all taxes and fees have been paid from the Lamar County Appraisal District 10. Pay filling fees in the amount of $30.00 (cashiers check or money order) made payable to Lamar County Clerk. 11. Four street sign assemblies will be needed the cost is $520.00 ($130.00 each) I recommend approval of the final plat upon completion of the above items. Michael E. Malone, City Manager Larry W.
