MEMORANDUM <br /> <br />TO: <br /> <br />FROM: <br /> <br />DATE: <br /> <br />Mayor and City Council <br />Planning and Zonhag Commission <br />Shawn Napier,~ <br />City Engineer [(.~ '* <br /> <br />January 21, 2004 <br /> <br />SUBJECT: Preliminary Plat for Pathway Church of God - CB 351, Lot 4 <br /> <br />I have reviewed the preliminary plat of the above referenced addition. It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exception. <br /> <br /> 1. Provide a mailing address for the owner and a contact person. <br /> 2. Provide a title for the plat (i.e. Pathway Church of God Addition CB-351 <br /> ~h6W {he P gh{-oP-Way Ill'W5 w dth, roadway width and a distance form the center line <br /> to the ROW line for all streets on the preliminary plat and at all ROW width variations. <br /> 4. Provide contours on the preliminary plat and benchmark elevations and locations. <br /> 5. Change the lot to Block A, Lot 1 of the title chosen for the subdivision. <br /> 6. Provide a 10-foot utility easement along the frontage of F.M. 1507 and Lool> <br /> 7. ~1~ ~e current zoning. <br /> 8. In paragraph 12 of the field notes change 19.40 acre tract to 18.940 acre tract. <br />9. Submit construction plans to the City of Paris Engineering Department for review. Show <br /> the utility improvements needed to support the proposed development. Extend the eight- <br /> inch water I/ne to F.M. 1507 fi.om the Echols and Curtis property. At least one fire <br /> hydrant will be needed to provide adequate fire protection to the proposed structure. <br /> Extend the sewer line through the existing utility easement to provide sewer service to the <br /> site. <br />I 0. Add the following note to the plat "Preliminary Plat for Inspection Purpose Only." <br />11. Change the signature block for the chairman of the planning and zoning commission to <br /> read as follows "Approved for Preparation of Final Plat." <br />12. Add the following note to the plat "All lots to have water and sewer service installed by <br /> the developer." <br />1t. Afl itiannl may ke nee~e~ depending on the building configuration. All <br /> water lines, water meters and fire hydrants shall be in an easement dedicated to the City <br /> of Paris. <br /> <br />I recommend approval of the preliminary plat upon completion of the above items. <br /> <br />cc: Michael E.
