<br />MEMORANDUM <br /> <br />TO: <br /> <br />PLANNING & ZONING AND CITY COUNCIL <br /> <br />FROM: <br /> <br />STEVE METHVEN BUILDING OFFICIAL <br /> <br />SUBJECT: <br /> <br />ZONING CHANGE REQUEST RECOMMENDATIONS FOR <br />APRIL 5, 2004 MEETING <br /> <br />CINDY GATES IS REQUESTING PLANNED DEVELOPMENT PDa-! (COMMERCIAL <br />CENTERS) ZONING ON THIS LOT IN THE 3800 BLOCK OF S.W LOOP 286. MS. GATES <br />HAD A PETITION LAST MONTH ON THIS SAME PIECE OF PROPERTY TO CHANGE <br />TO COMMERCIAL BUT WAS. DENIED BY BOTH CITY COUNCIL AND PLANNING <br />AND ZONING. MS. GATES PLANS TO LOCATE A TRUCK STOP AT THIS LOCATION <br />THE SAME AS LAST MONTH. SHE IS ASKING FOR THE PLANNED DEVELOPMENT <br />IN HOPES THAT THE SURROUNDING NEIGHBORHOOD WILL BE HAPPY THAT A <br />SITE PLAN WOULD BE REQUIRED PRIOR TO OBTAINING A BUILDING PERMIT. <br />CONSIDERATION SHOULD BE GIVEN TO THE FACT THAT SHE MIGHT MOVE THE <br />TRUCK STOP TO THE SOUTHERN MOST PROPERTY LINE MOVING HER FARTHER <br />AWAY FROM THE RESIDENTIAL AREAS. THIS PROPERTY IS SHOWN ON THE <br />MASTER PLAN AS PROJECTED TO BE PLANNED DEVELOPMENT. THE USE OF A <br />TRUCK STOP IN PLANNED DEVELOPMENT IS PERMITTED. I KNOW THAT THERE <br />WILL BE MUCH CONTROVERSY OF THE USE BUT BECAUSE OF THE MASTER PLAN <br />I FEEL THAT WE MUST MOVE TO HELP DEVELOPMENT IN WEST PARIS GET <br />S.IARIED. IT WILL BE DIEEICULT TO EVER GET ANYTHING TO BUILD IN WEST <br />PARIS UNLESS wE START SOMEWHERE. WITH THE NEW INDUSTRIAL PARK <br />GETTING STARTED ON THE N.W. LOOP I FEEL THE TRUCK STOP WOULD BENEFIT <br />THIS VENTURE GREATLY AND I WOULD RECOMMEND APPROVAL. <br />
