Mr. S. P. Denney, 738 - 24 S.E. has had his lot. and home (at the present <br />time) zoned commercial. His home and other buildings are to be used as a <br />;jusiness. He has purchased lot 728 - 24 S.E., has sold the house to be <br />moved, and plans to make a gravel parking lot to serve his business at 738. <br />My question: Won't it be necessary for him to have let 728 zoned. <br />commercial? If it is zoned counercial, isn't there a city ordinance <br />requiring a proper fence to be installed between a carnercial area and. <br />the private adJoining residence? <br />I am only interested in seeing that all city ordinances pertaining <br />to this situation be observed. <br />Thanks,,, <br />Elmer H. McFadden <br />Following discussion, Dr. Gilmore moved the request be recomnended for <br />approval providing for a fence that meets ordinance requirements. Dr. <br />Miles seconded the motion and all voted aye. <br />The next order of business was a Public Hearing to consider annexation <br />and compatible zoning on a 220 acre tract of land known as part of the <br />Canipbell Soup Property, located on the north side of N.W. Loop 286, west <br />cf the St. Louis and San Francisco Railroad right of way. <br />The City Attorney stated that the City Council was,considering annexation <br />of this property and by Resolution had requested the Planning and Zoning <br />Comission to make a recommendation on proper zoning to be placed on the <br />property upon annexation. Based on existing zoning in the area and the <br />operation of the Campbell Soup Co., a Light Industrial classification had <br />been suggested. <br />Mr. Robert McWhirter, representing the Campbell Soup Company, stated that <br />a protest had been filed opposing Light Industrial zoning because they felt <br />their present operation would not conform to that district. Because of their <br />waste treatment plant, possible odor, future expansion into different types <br />of activity and possibility of Specific Use Permits being required, the <br />company was not prepared to state what their zoning needs are at this time. <br />If they are to be annexed, it would be preferable to come Into the City Limits <br />as tmporary Agricultural Zoning. <br />Discuss ion followed and Dr. Gilmore stated that since there was plenty of <br />time for consideration and as It was desirable to establish proper zoning <br />at the tire of annexation, he moved the Public'Hearing be continued until <br />the December 2, 1974 meeVng to give Campbell Soup and the City time to <br />consider the zoning matter. N.r. Thornton seconded the u-R)tion and all voted <br />aye. <br />
