Parking Tian pay°kIng lot design calls for a ti p= -way traffic pattern <br />etween rows ej 66'angle parking. Minimum standards for tLis design should be <br />established 4ith 20' parking Gtall depths and 20' driveway aisles. <br />2. Scr4.� ling Fence: A solid, ornamental, screening fence, minimum 4' high <br />shcu` (; i�e constructed along the south and west boundary lllraes of the center, <br />ad�i- �,,;,nt to residential ionin go <br />), Access Driveways: Tile middle driveway to Loop 286 is located within the <br />,.imits of the acceleration lane of traffic entering the Loop from Lamar Avenue. <br />This creates a point of c)nflict for traffic attempting to enter the shopping <br />center frca Loop 286. Tho Texas Highway Department District 1, Safety Review <br />Team has recommended E, the driveway be eliminated because of this. We <br />concur with their recodivaiendation and feel that the driveway should be eliminated <br />Enless a satisfactory alternative can be worked out between the Highway Depart- <br />ment and the Developer. <br />F. Drainage: The prop pied storm seer drainage system transFmrting run-off <br />accummulating at the southwest corner of Loop 286 and Lamar and the parking <br />area of the shopping center has been checked and found to be adequate in size. <br />'his system however i,111 rlis& &rap at- * "t 190 c.f.so with a velocfty of 9 feet <br />per second into a ditch at right angles to the pipe which will undoubtedly <br />r"u"t in bank erosion. The downstream ditch is inadequate in size to contain <br />the increased and faster runoff resulting from buildings and impervious paved <br />areas. This situation could be somewhat alleviated by constructing a new <br />channel from the proposed pipe discharge southerly about 270 -feet to the south <br />3 ts `� <br />
