Jack Denman is requesting an extension of an existing Commercial District <br />on four lots fronting on 29th N.E. just south of Loop 286 N.E. The lots, <br />originally platted for single family dwelling, are not very desireable for that <br />use and he has discussed building some duplex dwellings instead. The request <br />is reasonable, in my opinion, because of the way the lots are platted and the <br />probability of commercial development east and west of them. <br />2. Ralph McAdams request for Commercial Zoning on an 11.5 acre tract of land <br />opposite Merico on West Center Street is for the development of a Mobile Home <br />Park. Part of the frontage on Center Street is proposed to be reserved for <br />commercial development. With Light Industrial Zoning north of the property <br />and existing commercial development east of the property, the request appears <br />to be order. <br />3. Nathan J. Bell, representing a local physician, is requesting Office <br />Zoning on approximately 5 acres of land located on the northwest corner of <br />Clarksville Street and Loop 286. An office for the physician is proposed for <br />the property. Due to the topography of the tract which has a drainage ditch <br />on the west side and a high embankment on the east, which is part of the <br />traffic interchange on Loop 286 and Clarksville Street, access is limited and <br />residential development would be difficult. Office use of the land would be <br />appropriate in my opinion. <br />4. H. Wayne Wise has requested by letter to the City Council, a copy of which <br />is enclosed with your agenda, that Lot 22B, City Block 312 be approved as a <br />building site and that the 25 foot access easement shown on the sketch be <br />designated as an approved way in accordance with the Zoning Ordinance. The <br />lot presently belongs to Sam Callia and the access easement from Clarksville <br />Street was granted to Gallia by Larry Walker. The Council has requested a <br />recommendation from the Commission on this matter. <br />5. A recommendation from the Director of Public Works on the Final Plat of <br />Morningside Estates Part 6 and the Preliminary Plat of Ella -Kay Addition No. 2, <br />revised, will be presented at the meeting. <br />Thank you. <br />N—) ,m <br />�CaQ <br />re N.
