E X H I B I T A <br />STATE OF TEXAS I <br />COUNTY OF LAMAR j <br />KNOW ALL MEN BY THESE PRESENTS that I, O. L. <br />RAINEY, the owner of the property upon which these building <br />restrictions are imposed and for the purpose of development in an <br />orderly fashion those certain eighteen lots shown in the preliminary <br />plat of Town'East Estates consisting of Lots 1 through 7 in Block A and <br />1 through 11 in Block B, do hereby place the following restrictions upon <br />each of said lots: <br />1. Said lots shall be zoned SF -2 under the existing <br />Zoning Ordinances of the City of Paris, each containing a minimum of <br />7, 500 square feet. <br />2. No house will be built on either of said lots containing <br />less than 1, 650 square feet of living space, shall have central heat and <br />air conditioning. <br />3. All homes shall be built of masonry type exterior with <br />masonry being on at least 90% of the outside wall construction of each of <br />said homes. <br />purposes. <br />4. Each house built will contain a double garage. <br />5. No use will be made of any lot other than residential <br />6. No structure will be built on any lot incidental to the <br />residence that does not conform in appearance and type of construction <br />with the, residence. <br />The aforesaid restrictions shall constitute covenants running <br />with the land and the owner of each lot in said subdivision shall have a right <br />
