2. Grantor reserves unto itself a utility easement for the purpose of maintaining any and all utilities and facilities placed therein. Said easement being described as follows: Being a part of a tract of land located in the City of Paris, County of Lamar and State of Texas, a part of the Reddin Russell Survey, also being a part of Lot 2, City Block 281, and also being a part of a 16.8 acre tract described in a deed to the City of Paris by E. W. Lovell and wife, Anne Lovell as recorded in Vol. 238, Page 621 of the Lamar County Deed Records; further described by Richard Babb, Registered Public Surveyor No. 2690; BEGINNING at a point in the SBL of said 16.8 acre tract, said point being the SE corner of a 1.9 acre tract described in a deed to Norris McDowell and Glenn Watson by the City of Paris and recorded in Vol. 551, Pg 428, of said Deed Records; said point also bears South 89 Deg. 43 Min. East a distance of 155 feet from the Sod cornier of said 16.,8 acre tract. THENCE South 89 Deg. 43 Min. East with the SBL of said 16.8 acre tract a distance of 433 feet to the EBL of 13th Street Northeast; THENCE North 0 Deg. 17 Min. East a distance of 20 feet to a point; THENCE North 89 Deg. 43 Min. West a distance of 388.9 feet to a point; THENCE North 2 Deg. 09 iMin. West a distance of 512.2 feet to a point in the SBL of Clement Road, said point being 50 feet South of the center of said road; THENCE West with the SBL of Clement Road a distance of 20 feet to the NE corner of said McDowell /Watson 1.9 acre tract; THENCE South 0 Deg. 33 Min. WEst with the EBL of said McDowell /Watson tract a distance of 531.7 feet to the place of beginning and containing 0.58 acres of land, more or less. 3. Grantor also reserves unto itself a drainage easement for the purpose of constructing and maintaining drainage facilities and relocating the same when necessary. East a distance of 202 feet from the SE corner of a 1.9 acre tract described in a deed to Norris McDowell and Glenn Watson by the city of Paris and recorded in Vol. 555, Pg 428 of said Deed Records, said point also bears S. 89 Deg. 43' East a distance of 357 feet form the Std corner of said 16.8 acre tract; THENCE S 89 Deg. 43' East with the SBL of said 16.8 acre tract a distance of 80 feet to a point; THENCE N 1 Deg. 15' W a distance of 58.8 feet to a point; THENCE N 46 Deg. 15' W a distance of 182.6 feet to a point; THENCE N 0 Deg. 44' E a distance of 346.1 feet to the SBL of Clement Road; said point being 50 feet South of the center of said road; THENCE West with the SBL of Clement Road a distance of 80 feet to a point; THENCE S 0 Deg. 44' W a distance of 379.9 feet to a point; THENCE S 46 Deg. 15' .E a distance of 184.2 feet to a point; THENCE S 1 Deg. 15' E a distance of 23.3 feet to the place of beginning and containing 1.08 acres of land, more or less.
