Askins Survey No. 25, the M.E.P. & P.R.R. Co. Survey No. 1244, part Section 36, and the John Densman Survey No. 266, described in deed from Phillip A. McKinney and wife, Bettie J. McKinney to Richard D. Grossnickle and wife, Lee Ann Grossnickle, dated October 16, 1987, recorded in Volume 714, Page 663, Deed Records, Lamar County, Texas, and BEING a strip of land twenty (20) feet in width located over, under and across said tract of land; said twenty (20) foot easement being 15 feet right of and 5 feet left of the following described line: EASEMENT 1: BEGINNING at a point in the western boundary line of said tract of land; said point being located in a northerly direction a distance of 831.72 feet from the most southerly southwest corner of said tract of land; THENCE N 1° 02' E a distance of 387.48 feet, more or less, to a point in the west boundary line of said tract.
