-,-x <br />provisions hereLn contained, written notice thereof shall be <br />given to Lessee by Lessor and in the event such default, failure, <br />or refusal has not been corrected or performed within ninety(90) <br />days from the date of such notice, then this LEASE ACRE.EMENT may <br />be terminated at Lessor's option; (12) that in the event that <br />Lessee shall keep each and every agreement contained herein and <br />do and perform all the obligations required of it hereunder the <br />terms of this lease, anX,'(option is hereby given and granted to <br />Lessee to renew and extend this LEASE for an additional period of <br />ten years, from and after the expiration of this agreement; (13) <br />that in the event Lessor does not exercLse its option, or its <br />lease with the City of Paris be terminated for any cause, Lessee <br />shall then negotiate an agreement directly with the City of Paris <br />for a new lease without any interference on the part of Lessor. <br />Additionally, in eonuideration of the leasing and letting of <br />above said premises to the Lessee without compensation to the <br />Lessor, Lessee agrees that Lessor will have the sole use and <br />occupation of tile: south end of leased pr.emisea shown on Exhibit <br />"A" as "ParkLng Area" for Lite term of this LEAST; AGREEMENT. That <br />Lessor may make any and all improvements so long as tile' area <br />remains open and its primary use continues as a parking area for <br />vehicles.
