Cox Survey, <br />Abst. No. 16.4, conveyed by William M. Harlan and wife, <br />Maxine Harlan, to Donald Blackburn and Harold Blackburn, by <br />deed dated the 2nd day of February, 1970, recorded in Vol. <br />507, Page 354 -356, of Deed Records of Lamar County, Texas. <br />PART l: <br />BEGINNING at a point, said point being the existing <br />Northwest corner of said Blackburn tract, said point being <br />the existing. Southwest corner of an original 2.857 acre <br />tract of land owned by Nathan Bell, said point being in the <br />East boundary line of an original 2.039 acre tract of land <br />owned by World Christian Center, said point being in the <br />middle of an existing small creek, said point being N 89° <br />O1' W a distance of 60.9 feet from centerline survey station <br />58 +19.25 of proposed Collegiate Drive, said point also being <br />S 89° 01' E a distance of 76.9 feet form the Northeast <br />corner of said Blackburn tract; <br />THENCE S 89° 01' E along the Bell - Blackburn common <br />boundary line a distance of 13.9 feet, a point; <br />THENCE S 20° 49' W a distance of 56.8 feet, a point; <br />THENCE S 77° 33' W a distance of 10.4 feet, a point, <br />said point being in the West boundary line of said Blackburn <br />tract, said point being in the East boundary line of said <br />World Christian Center tract, said point being in the middle <br />of said creek; <br />THENCE N 130 38' E along meanders of said creek a <br />distance of 1.7 feet, a point; <br />THENCE N 180 03' E along meanders of said creek, same <br />being the Blackburn -World Christian Center common boundary <br />line, a distance of 52.0 feet to the place of beginning and <br />containing 0.015 acres, more or less. <br />PART 2: <br />BEGINNING at a point, said point being in the South <br />boundary line of said Blackburn tract, said point being in <br />the North right -of -way line of existing Lamar Avenue, said <br />point being S 87° 43' E a distance of 67.8 feet from <br />proposed centerline survey station 60 +02.70 of proposed <br />Collegiate Drive, said point also being S 87° 43' E a <br />distance of 15.7 feet from the existing Southwest corner of <br />said Blackburn tract; <br />THENCE N 13° 42' W a distance of 32.7 feet, a point, <br />said point being in the West boundary line of said Blackburn <br />tract, said point being in the East boundary line of an <br />original 2.039 acre tract of land owned by World Christian <br />Center, said point being in the middle of an existing small <br />creek; <br />THENCE N 140 18' E along the meanders of said creek, <br />same being the Blackburn -World Christian Center common <br />boundary line, a distance of 11.6 feet, a point; <br />THENCE N 13° 38' E along the meanders of said creek, <br />same still being the Blackburn - World Christian Center common <br />boundary line a distance of 6.2 feet, a point; <br />THENCE S 82° 42' E a distance of 6.7 feet, a point; <br />THENCE S 000 17' W a distance of 50.0 feet, a point, <br />said point being the South boundary line of said Blackburn <br />tract, said point being in the North right -of -way line of <br />said Lamar Avenue; <br />THENCE N 87° 43' W along the Blackburn -Lamar Avenue <br />common boundary line a distance of 3.0 feet to the place of <br />beginning and containing 0.009 acres, more or less. <br />
