CULPEPPER, JR. , of Brazos County, Texas, <br />for and in consideration of the sum of ONE DOLLAR ($1.00) cash, <br />and other good and valuable consideration, to me in hand paid by the <br />CITY OF PARIS, Paris, Texas, the receipt and sufficiency of which is <br />hereby acknowledged, do hereby sell, give and grant'tnto the • said. <br />CITY OF PARIS, a municipal corporation; of Lamar Counter, Texa4. : a <br />utility and drainage easement, described as follows <br />Being a part of a 0.679 acre tract. of land situated <br />in the Joseph Leach Survey, Abs4 No. 524, conveyed by <br />J. __D. Gee and wife to the State of Texan by deed dated <br />the 20th day of December, 1935, and recorded in Volume. <br />245, Pages 393 and 399, of Deed Records. of Lamar. <br />County, Texas; <br />BEGINNING at a point in the existing south right -of -way <br />line of existing U. S. Highway No. 82, said point being in <br />the west boundary line of a 23.71 acre tract conveyed by <br />Rayford D. Walker and Blake Moore to John C. Culpepper, Jr. <br />by deed dated the 12th day. of September, 1.973, and recorded <br />in Volume 551, Pages 400 and 401, of Deed Records of <br />Lamar County, Texas, said point being in the east boundary <br />line of a tract owned by the Ramseur Baptist Church, said <br />point being S 10° 26' E a distance of 143.0 feet from <br />centerline survey station 69+11.6 of said existing L.T. S. <br />Highway No. 82, said point also being N 00 16' W a <br />distance. of 261.0 feet from an outside ell corner of said <br />Culpepper 23.71 acre tract, said point being in a curve to <br />the right whose radius is 1004.93 feet and whose tangent i <br />bears S 86' 53' W; <br />THENCE N 0° 42' W along said Culpepper west boundary <br />line a distance of 34.0 feet, a point, said point being calm ' <br />the northwest corner of said Culpepper tract; <br />THENCE N 79° 03' E along said Culpepper north <br />boundary- line, same being the proposed south right -of -way <br />line of existing U. S. Highway No. 82 a. distance of 361.8 <br />feet,- a point; <br />THENCE N 67° 08' E continuing along said Culpepper <br />north- boundary line, same being said proposed south: <br />right -of -way line a distance of 128.1 feet. a point; <br />THENCE S 800 13' E continuing along said Culpepper <br />north- boundary line, same being said proposed south <br />right -of -way line a distance of 19. 1 feet, a point, said <br />point being S 13° 09' E a distance of 100.8 feet from <br />centerline survey station 74 +17. 6 of said existing U.
