Item No. 13 <br />memorandum <br />TO: City Council <br />John Godwin, City Manager <br />FROM: Shane Grissom <br />Engineering Technician <br />SUBJECT: SITE PLAN AT 3215 & 3225 LAMAR AVENUE <br />DATE: October 6, 2015 <br />BACKGROUND: Both the owner of this subject property is Klement Investment in Gainesville, <br />Texas. They are requesting a public hearing to consider and take action regarding a Site Plan for <br />Richard Klement & Reginald Klement on Lots 8 & 9 of City Block 296, located at 3215 & 3225 <br />Lamar Avenue. The Planning & Zoning Commission voted unanimously to recommend to the <br />City Council approval of this site plan request on October 5, 2015. <br />STATUS OF ISSUE: The city staff has determined the following: <br />(A) Existing Land Use: The subject property is currently vacant. <br />(B) Existing Zoning of the Subject Property: This property is currently zoned Planned <br />Development District (PD -a): <br />(C) Proposed Land Use: The proposed land use is for a small retail shopping center <br />consisting of approximately six spaces. <br />(D) Proposed Zoning of the subject propert y There is no zoning change request. The <br />existing zoning permits this retail shopping center. The site plan complies with the <br />City of Paris subdivision regulations. <br />BUDGET: N/A <br />RECOMMENDATION: Approve the site plan. <br />
