d. Hay or vegetation on the Leased Land may not grow to such a height as to be considered <br />a hazard to any kind of aeronautical activity. <br />4. Entry: Tenant shall notify Cox Field FBO prior to entry onto Leased Land. <br />5. Termination or reduction of Lease: Should either Landlord of Tenant desire to terminate this <br />Lease for the following year, such terminating party must notify the other to this effect prior <br />to July 1 of such year of termination. In the event this Lease is terminated by Landlord prior <br />to the planting of crops, then Landlord shall repay to Tenant expenses of work that has been <br />performed by Tenant or his/her agents on the Leased Land and any costs related to <br />previously applied fertilizers and chemicals (collectively "Expenses "). In the event this lease <br />is terminated after the planting of crops and Landlord requires possession of the Land prior to <br />such crops being harvested, Landlord shall pay to Tenant an amount equal to 180% of <br />Expenses. In the event Landlord reduces the size of the Leased Land, Tenant may have its <br />rent proportionately reduced OR consider such reduction as a termination by Landlord. <br />6. Assignment/Amendment: This Agreement shall not be assigned without the written consent <br />of Landlord, which shall not be unreasonably withheld, conditioned or delayed. Any <br />amendment to this Agreement shall be in writing and signed by all parties to the Agreement. <br />7. Notices and Addresses: All notices required under this Lease must be given by certified mail <br />or registered mail, addressed to the proper party, at the following addresses: <br />Landlord: City of Paris <br />P. Parties Bound: This Agreement shall be binding upon, and inure to the benefit of, the parties <br />of this Lease and their respective heirs, executors, administrators, legal representatives, <br />successors, and assigns when permitted by this Agreement. <br />9. Texas Law to Apply: This Agreement shall be construed under, and in accordance with the <br />laws of the State of Texas, and all obligations of the parties created by this Lease are <br />performable in Lamar County, Texas. <br />10.
