1. The regular meeting of the Planning and Zoning Commission on Monday, April 2, 2012,
was called to order at 5:33 p.m. by Dennis Chalaire, Chairman.
A. The following members were present:
Dennis Chalaire
James Price
Jerry Akers
Holland Harper
Keith Flowers
Richard Hunt
B. The following members were absent:
Keith Barnett
C. Also present was Jeanna Scott, Assistant Building Official.
2. Approval of minutes from previous meetings. (March S, 2012)
Motion was made by Holland Harper, seconded by James Price to approve the meeting
minutes for the March 5, 2012. Motion carried 6 -0.
3. Public hearing to provide an opportunity to present comments and written evidence and
consideration of and action on recommending to the City Council the adoption of proposed
amendments to the Future Land Use Plan Map as follows:
A. That the future land use recommended for the property located on Lot 3, City Block
203, being located at 2419 Bonham Street be changed from General Retail to
Moderate - Density Residential.
Public hearing was declared open.
No one spoke in favor of the petition.
No one spoke in opposition to the petition.
Public hearing was closed.
Chairman Chalaire stated Mr. Atwood is renovating an existing structure on the property.
The existing structure will be utilized as an apartment. Mr. Atwood could have renovated
the building as an apartment in General Retail, which is what the recommended Future
Land Use Plan Map suggests. However, Mr. Atwood went to the Lamar County
Appraisal District (LCAD) to see what his taxes would be if he rezoned the property to
General Retail. LCAD let him know it would increase his taxes significantly, therefore,
he is requesting a change to Moderate - Density Residential.
Motion was made by James Price, seconded by Keith Flowers to approve the Future Land
Use Plan Map change to Moderate- Density Residential. Motion carried 6 -0.
4. Public hearing and consideration of and action on the petition of Alvin Atwood.for a
change in zoning from a One- Family Dwelling District No. 2 (SF -2) to a Two - Family
Dwelling District (2F), on Lot 3, City Block 203, being number 2419 Bonham Street.
Public hearing was declared open.
No one spoke in favor of the petition.
No one spoke in opposition to the petition.
Public hearing was declared closed.
Motion was made by Holland Harper, seconded by Dennis Chalaire to approve the zoning
change. Motion carried 6 -0.
5. Meeting adjourned at 5:37 p.m.
